If a lot of properties are selling at a premium price then It makes sense for an investor to buy a property and put money into it and put it back on the market to make a profit ( fix and flip), If people are not buying many homes which means the majority are renting then it is better to buy and hold the property and collect the cash flow from the rent until the market heats up and it makes sense for you put it on the market.

Kevin watch out for the lead based paint as it can get expensive to remediate with the current EPA rules in place.Additionally some places used odd size windows that are no longer available or triple the cost to replace.The heating and air systems might work but to convert to the new free on standards might be an issue.
