You would be exposed to doing work without a permit, the cost of the actual permit and, worst case, having to rip it all out and have a licensed plumber/electrician do it again.I've heard most municipalities around my area no longer charge the work without a permit fine.

Start looking at listings on zillow realtor.com trulia whatever and find that area.

So far we have just done SFR homes, but looking to eventually work up to small commercial projects (multi-family, storage, hospitality).

Understand the rules and regulations of the area you're investing in and how you can rent.

My wife and I purchased a home in the Seattle area back in 2018.

If you don't plan to occupy the home, I would love to a lending broker in the area to find you the best deal to either do an investment loan or DSCR type loan.

We're currently in the process of narrowing down venue options and would love to hear any recommendations from those familiar with the area.
