@Bryan Loveless  If you have more than four mortgaged properties, you can only do a cash out conventional (i.e., 30 year fixed) refi within six months of your purchase of the property.

@Bryan Neal  I've been in the mortgage biz for nine years and though I don't have actual stats, my guess is that most people who opt for FHA financing have little cash for a down payment and/or have somewhat sketchy credit.
