The neighborhood wasn't great but there was a university nearby and I was hoping for gentrification that really hasn't materialized.

Hi,I’m helping a friend who’s visiting  The University of Texas MD Anderson Cancer Center to get treated for cancer. 

I recently graduated from the University of Texas at Austin.

We bought our duplex on The Ohio State University for $305,000 and it refinanced for 590,000.

I have been in touch with Universal Utilities so we should be good for metering individually. 

I say unofficial as its likely aimed at people downsizing (hence just 2 bed/2 ba and landscaping included) but no official designation or requirements. stable area, near University. regular/larger home values easily go $350k+ starting out. being just outside Atlanta, near all normal needs (hospitals, stores, restaurants, etc). honestly, rents could easily go near $2k. talking with agent, estimating rent probably a little lower, but better to be pessimistic and get more than optimistic and take losses in my opinion. as for value add, some other 2/2 houses in area Zillow estimate $260 right now, and they dont have that loft.

The plan is to rent it out in August of next year for the 2023-2024 school year. want to carve out a niche in the student housing market going forward.Some details about the property:Purchase price 91k, monthly payment with taxes/insurance is $770. 3 bedrooms 1 bath, 7 minute walk to the university of Rochester.

Is there a military base nearby, or a concert venue, wedding venues, hospitals/universities (graduations/football games/etc)   or some type attractions?

I am a current college student at the University of Utah and plan to do single room rentals while I take up one room.
