What structure are you trying to achieve?

I hate the idea of being dependent upon taxpayers for my retirement so I'm looking to achieve financial independence so I don't have to retire with the military.

You simply define what cash on cash you need and then based on the debt service you can get what you can pay to achieve that.If the seller will not do that do not put yourself in a bad situation.

Keeping busy is not the same as being productiveas in the military, assign missions to be accomplished, time frames,and projections as to what is to be achieved and in what time frame.

That doesn't mean it would be a good/bad idea to put 80% down.I like to use Cash on Cash as PART of my analysis, if I see something that CF $500/mo but only gives a 6% COC return then it really isn't a good deal.So in reality there is no apples to apples comparison, there are a lot of variable on every side of the equation, and you need to know how to run your numbers to achieve your investment goal.

One apt is open currently with a waiting list on it but id like to do light remodel first to maximize rent.. so the goal is to get all 1/1's to 490-500 and the 2/1 is currently at 600/month to hopfully achieve rent totals of 3600/month.
