This question is asked a lot and there's a ton of value by just reading those previous conversations.In short, there are pros and cons to the program, all of which are well documented on the forums.

If it is a section 8 rental, they would have done an inspection and the tenant needs to be reminded that you (or contractors) need access to repair things. 

My constraints are that I am only 24 and do not have any previous lending history nearly to this capacity, as well as having limited knowledge on how to structure these deals with subdivisions.
