It would be very helpful if you could/would tell us (a)  the history of/facts regarding the break in chain of title (tell us abou the break itself) and (b) how long the seller owned the property / how did the owner take title to property (assuming Seller is in title).Assuming your/Seller's title company won't start work on this, you could ask title compay/or do it yourself - research the county records and obtain the "last deed out", which is the last deed recorded that placed the current owner in title (title company should have that deed NOW in their records.In my State, if a title company recorded the deed, the title company will type/stamp their name and title commitment number on the deed.

I plan on keeping it forever as a rental so I didn't care.I can clean up the title later if I choose to.Exactly until you get a title report  or prelim title report or title commitment whatever moniker they use there.. its just all guessing that title is clouded.. plus a recorded purchase from 2 or 3 years ago.. i bet will easily be removed by a new insurer.

You can do a basic title search on a sheriff sale property like on any other property:  using a title company, attorney, or a visit to the country records office.This county's data may be online and searchable (sometimes for a fee), so you could try that, too.Best of luck!

Speaking as one who has a decade and ~100 appeals under my belt...anticipate:1) Get ready for a debate when you appear in front of the review committee, previously we simply accessed sales on the MLS and the Recorder's office...we were told last night to plan to provide closing documents a week ahead of the session.

If this is the first of many and you want to use this as a possible track record then the importance of going through the PPM process and having this easy one (using this term loosely) under your belt to be able to talk with outside investors(or even the friends and family people you do not know of your friends and family) they can talk about the job you did and have the beginnings of a track record.
