As others have mentioned, mortgage and insurance policies are not transferable.When you're dealing with AS-IS, I would recommend you getting pictures with dates to record the condition and items in the house to be included in the sale.

When Brandon was talking about this new calculator, I envisioned punching in the city and the square footage of the house, punching in which items need to be replaced versus lightly rehabbed, and then the calculator would spit out a number that was in the ballpark of the rehab required.

That being said there are often delays on international wires and you should send the wire at least 48 - 72 hours before any deadline.They will absolutely report it to the IRS.When they do it, it should be clear to the IRS that it a US citizen repatriating money for a real estate purchase.Of course repatriating a large amount more than you claim as income, could raise a red flag.There is a very important item you did not mention.
