Yes I think the limited inventory was restrained as sellers waited out the winter, now it seems there is considerable pent up demand, if rates continue to drop it could be a very very strong summer market. 

This is par for the course now that covid leases are ending.Lastly, if your turnover is in the winter then I would try to get the tenants to sign a new lease length that brings the turnover to the summer.

You can flip/wholesale/wholetail in any market - it just takes work to create the deal with either marketing dollars or shoe leather.

It was a fairly low risk deal in therms of investment, a mostly cosmetic flip about an hour from me.I definitely lucked out in finding a contractor who was honest and did a nice job.I bought the house in the winter but didn’t close until the beginning of spring.

I would just add that during the winter months, it is generally harder to fill units with tenants.

I have an out of state client that I helped find a place using a 1031 exchange last winter, I'll reach out and make sure she's been happy with the management before I pass their name along but I know it had started well. 

Everyone has different goals Make a plan and stick with it and you will be fine.I hope that winter will slow down some of the demand and you will find  good one.
