Should I be looking on the MLS for fix and flips or should I be building a team of agents to send me there listings of properties that just hit the market ?

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

@John Thedford  love your idea and I think it would be a great benefit to the community at large..the amount of scammers out there is off the charts.. due diligence pump and dump folks.. folks charging to get their super secret list of private investors.. etc etc.

Its been a while since I checked but my area has hardly any properties listed on either site.

Whether assigning or using a double closing, the transactions taken as a whole are really an attempt to squeeze more compensation, for what is brokerage activity (with a fig leaf of equitable title) or as a maneuver to make net listings, otherwise illegal, legal.  

You also get a web page on CIREIA to list properties and other CIREIA members list their properties there as well.It is a pretty good group definitely worth it.

It should state something to the effect that if they purchase the address listed on the agreement within X amount of time (12 months, 3 years, whatever) then your fee has been earned and is due upon settlement of the property.
