As you are weighting them out to determine if you want to hire them, they are assessing you to see if they want to work for you.They may want to be able to pick up the phone and discuss an issue and not have to write a bunch of reports about every issue. 

But some are worth their weight in gold.

It doesn't really carry any legal weight or anything in a practical sense, we have buyers with inspection contingencies negotiate credits, repair items, price reductions, etc, all the time irrespective of if an agent choose to put the words "as is" on the MLS or not.Best way to limit liability is to ensure you disclose everything you possibly can so the buyer can't say they were surprised by anything.
