Bedrooms have to have true egress windows to be up to code (and safe).  

If you offered him to move out early, it should have been in writing and signed by both of you and it stated by X date the tenant relinquishes all rights to enter the property and giving it back to the landlord.To be safe, perhaps you start the eviction process today.

I will say the most gas appliance today are very safe to use and not like it was years ago.

The owners can seller finance to you but you not allowed to seller finance to others due to the Safe Act and Dodd-frank.

Educate your tenants and tell them they must move the grill to a safe location.

Ballpark it at $40K to be safe.
