I know for me and many in Colorado, would rather have a house on an acre near skiing and hiking, than 40 acres in the middle of a windblown mountain valley. 

There is still money being made investing into a STR in Sevierville, Pigeon Forge, Gatlinburg, or Wears Valley.

Certainly lots of tourists visit the Bear Valley every weekend.

It appears to be very undervalued based on its proximity to Bay park, Mission Valley, Balboa Park, Mission Hills, and the beach. 

There is a brand-new campground there with cabins, and it looked to be about 50 percent occupied, maybe less.I drove over to Maggie Valley, NC and it was absolutely dead.  

Right now, a green valley (henderson) that sells in the $500-550 will rent about $2,750 range.

At the end of 2019, the amount of vacant buildable land in the Las Vegas Valley was less than 28,000 acres, of which 5,000 to 7,000 acres is not viable for residential development. (87.5% of Clark County is federally owned. 85% of the entire state is federally owned.)

its an awesome area my self I am going to be looking for my fishing cabin in the Sierra valley  its just north of Truckee  I really like the fly fishing on Lake Davis yet only an hour to Reno.. plus the Sierra buttes offers great old mining towns wonder full hike in mountain lakes and streams.. very pretty part of CA that is no over crowded and is still very affordable
