I have a collage degree (graduated with honors at the top of my class) and I plan everything including how someday I will take 500,000 and make 5 million in 5 years :-)  PS These discussions are incredible.

Near universities, hospitals, others?

Is this universal and incapable of being bypassed? 

It's in a C class area, but what it has going for it is it is also very close to a major university - meaning it gets a lot of interest.
