I guess I don't understand these new hipster investors!

Preferably someone who is a real estate investor him or herself and understands the criteria investors use for evaluation.

I have a referral for you for Duval she works with investors and understands the #'s we need to get. 

I understand that but that currently is my only source to make an investment.

All the while didn't get a deal due to my own issues fear and lack of understanding.

What are the other things to do, or steps to take to set yourself up for success and make sure you have a true understanding of the market.FYI: I'm probably going to start wholsaling first because of my limited capital.

I've worked hard since then to bring myself back and learn from the mistakes of my past and understand this business the right way.

This is do to the algorithms they use and while I understand this form a business standpoint, human intervention and logic is sometimes needed to deliver the most accurate information.
