I own 3 SFR as investments in Columbia MO, along with my 4th primary SFR in KCMO. two of the 3 investments have been gutted and rehabbed.

I am looking at buying a home that is a one bed, two bath 2,600 sqft home and adding some bedrooms.

Amidst a significant downturn in commercial property values, private investors (particularly high-net-worth individuals and family offices) are seizing the opportunity emerging as the dominant force accounting for 60% of deals over the past two years.

I'd just strongly encourage you to get a good handle on those two things:1.

It's definitely possible but the bank would probably also provide some pushback as they want to see the operator with skin in the game.

The key is: simply don't get killed in this game.

Can someone with a lot of experience in TDs and stock-index ETFs compare these two investments in terms of risk-adjusted returns?  

What is your purpose for having a LLC under the two different properties.
