Instead, I want to find a single-family building with a little or no work needed and put in on market with Rent-to-own strategy so I can avoid major tenants drama until I create a good infrastructure for it (I mean the good processes of collecting rent, looking for tenants, evicting tenants when I need to, finding the best team I can trust, etc.).

Also, where I invest, anybody can go online, enter a property address, and then see the latest water charge for that property.So, if I were you, first I will check if you can also find out your water usage and cost on your county's website.

I have slightly different rent amounts so I know who has paid and I get them to put property address on bottom of deposit slip.You may feel uneasy about giving them your bank account number but you give out your number everytime you write someone a check.I also have starting using Zelle which is supported by the major banks.

If you do get a FHA loan you are required to live in it as your primary address for 3 years i believe unless you refinance out of the FHA.
