I've read the bar in Metro Detroit is pretty low and you have to be pretty hands on.

Adam,There a few good resturaunts with private rooms or good bar areas that would be good.  

Then restraunts, downtown stores, like auto parts, sporting goods, even bars and service stations. 

Ever have a teenager with a set of weights and drop the bar on tile?

All the houses have bars on the windows and the mf parking lot has broken down cars.

Barring major surprises this looks like a fantastic deal.I second what Jenna said about staying on them to make sure that the utilities are turned on so that you can fully check things out during your inspection.Good luck with the rehab and getting it leased.

Remember after a very good cleaning you should chase the water out of the gun with mineral spirits or the ball barring in the gun packing will rust and get stuck.
