Bank financing might be out of the picture for my next purchase, so I’m trying to find a seller financed, off market deal - or a cash deal.I am trying to generate leads by looking up multi families in my area on the county auditor - hoping to find a tired landlord and reaching out through direct mail.

Tired of them holding my money and I get nothing.  

Very tired but cant sleep do to wanting to crawl out of skin, no longer can drive with no family neighbors pitch in to help with son groceries and meals. before moving in we came to the home questioned downstairs bedroom/office (work from Home) not anymore since this all started.

Instead you can offer a lower purchase price, articulating the business risk you are taking on based on the dynamics.My sense is this is a tired landlord situation, so any way you can make the deal more "clean" (e.g. cash offer, no contingencies) might increase your chances. 

Part of the reason why I'm interested in house hacking is because I'm really tired of paying money on rent.

These people live one flat tire from bankruptcy. 

I just have high goals and am tired of waiting!

Personally I’ll be kicking the tires this summer.

I'm not even kicking tires at this point, but I would like to understand as much as possible before I hit the ground in 2016.
