If the seller lied both about the deposit and the amount of rent and you have the estoppel agreement, there is a bigger problem. 

Unfortunately, my Property Management experience lies more in HOA and Condominium Association management, so I'm not sure how much it helps.

I would get an estoppel letter (after you have a contract in place) to confirm the rent, security deposit, etc are all agreed upon and there isn’t any confusion/lying.
