Used vinyl planking on several SFH the planking will show big imperfections from the subfloor.I use Nucor price is not cheap or too pricey.I had one screw up they put it over a concrete bed in the entry way you can fell the imperfections from concrete.

As far as ARV... that one was super hard to figure as it is in a unique area of town with lots of new condo construction, two bed one bath condos even the ones that aren't new construction sell all day for $225-$250k.
