I would just make sure to be 100%, that is a large commitment going back and forth. 

If you're investing in multifamily, make sure you have your but right criteria created, and know why you are investing.

Also I'm not quite sure how it works as far as agents go I saw something that buyers and sellers both don't have their own agents?

That seems more than just a RE investment: To me, the casino aspect of the investment would require specialized expertise (knowledge and individuals in place to make sure the business is a success) that seems to be a greater risk than the RE side of the deal.

I'm not sure whether this is a deal that's worth it, or even how to think about the benefit of a property that will not cash flow for 15-20 years.

I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan).

Additionally, a make sure that the comps are within the same neighborhood, without a major highway separating them from your property, as this could indicate significant differences in the neighborhoods.Check the active properties in your area and make sure that your target ARV is not higher than any other remodeled property listed as active.

So, I asked if they could wait as I'd parked in the garage and I'd run and grab it as I was sure it must be in the center console or on the seat or something and run right back.
