If anyone has any suggestions on where to get started and how to come up with a down payment.

I live in Los Angeles, CA but the contractor would be on the ground and onsite for the first year, with me moving back home in 2020.My beginning steps was the Detroit market - after a year of research only this past Monday did all conversations lead to Atlanta.Any and all answers, suggestions, and advice is greatly appreciated, as this is my very venture into anything real estate.From what I vaguely know of Riverdale - make that your very last option as crime and lack of job growth was not too positive as of late 2017...only my one cent.Most excellent luck to you in bringing my birth city to life!

If you do not have the complete list of expenses for a particular property I would suggest using the 50% rule for your initial analysis until you ca verify actual costs.

I would also highly suggest attending the REIAs and their luncheons.

I know I can just do a long escrow and start the remodel in January, but if there is a safer option where I am not making payments on the property during the next 2-3 months I would be open to suggestions.

I have already had a contractor look at it and he suggested getting a professional planner to draw plans of the rehab.

Which means when you do get contacted, the deal isn't going to be as good because it was passed over by the top buyers.I suggest getting on more lists, and don't try to hit a home run on your first deal with them.

Our lawyer suggests 3 properties per LLC and keep them around the same value.
