Your best chance is to start some market testing with different styles and formats to see what responses work where. 

Multi-families in the area do seem to be trending up.  

These owners get these letters all the time so you need your letter to standout, maybe you offer a FREE report on how much their property is worth, or trends in the market, etc.

The neighborhood is certainly trending up price wise and feels like an area that will certainly significant growth as Bushwick/Bedstuy continue to be priced so astronomically.  

My wife and took the plunge and are getting into our first duplex (house hack style).

Both were priced higher than mine and one was not updated from it's 70's interior style.

Because every person learns differently and has priorities of importance, it is reasonable to do your homework based on what resonates with your style. 

One sale doesn't make a trend but the folks that live in North Center are pretty savvy and trend setters for the City.

Since I'm an unlucky person I had to go out my way in the form of reaching out to others for answer this road works both ways sitting and waiting is just not my style personally nothing gets done that way. 

The HOA won't allow weekly rentals or Air BnB style stuff which is a shame because I could rent the heck out of it for the summer and winter (it's near both lakes, mountains, Tanglewood, and a ski resort).
