Hello,Looking for any feedback on garage town or similar companies that sell storage units that you can then rent out.

in my experience, allowing pets is a non-negotiable, and major perks are biweekly housekeeping (build it into the rent), and in-unit laundry. if you choose to go RBTR, here are some tips for THAT:- designated kitchen cabinets- designated storage space in the bathroom- designated laundry days- designated space in the fridge- 'quiet hours'- overnight guest policy (none)- designated parking spots- single occupancy per room...basically all to get ahead of the quarrels between guests!

Also had someone else that bought a kayak after he moved in and blamed me for lack of storage when the handles broke off (which was more likely due to him not rinsing it off after use than being outside). 

Do your business online and rent a storage space.

At the same time, putting a large storage shed in back to hold what the garage would have.

My focus is apartment, storage buildings and trailer parks.

Two shop/warehouse properties with 6 units each and a self-storage facility that has a small commercial building with a business in it. 

This is causing me a lot of stress, to be transparent.I'm starting to consider going more passive and talked to two possible syndications - one an apartment building and one who has multiple investment strategies, apartment buildings, car washes, storage facilities, and a debt fund with 6% to 8% return (depending on how much you put in).
