So, the issue comes down to what condition the house/duplex fill in the blank is in.If it is a turn key I keep month or 2 plus I start the tax fund right away and heloc for big ticket items If I get on a rehab roll/stock market sale, it goes down to the numbers above if not this numbers go up.Right now, the stock market is having a sale I am nibbling at it.A house that is rough shape you will need more CASH, you will be doing repairs a lot.

Things such as;keeping hand sanitizer stocked in multiple locations in the unitSanitizing common touch points such as door knobs, light switches, shower knobs, etc.Keeping hand soap stocked at sink locations....And there are many more hereI think if you're proactive in things like these, when other owners may not be, it will make you're listing look all that much better.All the best!!

And inversely, if there is not a ton of equity, and he does want to keep the house, your just going to piss him off by offering 5k upfront... maybe that's what it will work out to, but it won't work out to that if you lead with "I'm not sure what you think your house is worth, but, can I give you 5k and deal with your inheritance woes for you, in exchange for your home.

So figure your range somewhere between $30K - $35K of taxes.The only way to avoid paying that would be to sell with owner financing where you will still pay the tax but it will be spread over the term of the financing.Or you could do a 1031 exchange and indefinitely defer paying all tax and depreciation recapture.

Meaning, dont bother telling me, show me with money and legal contracts.Please Andre, before you come back with something like 'I had every intent to buy it' or something similar to that, pause and consider that no one, including you, knows what will actually happen until money and contracts exchange hands -- and even then deals fall apart.
