If the tenants have a contract on a place with a closing date or a signed lease for a new place would that satisfy them. 

There is not a lot to it as long as you paper your tenant when appropriate, always deal with issues as though they will be reviewed at some future date by a Judge.

We allowed ourselves ample time to close, but with the way the calendar fell there was multiple holidays in between the expected date of closing.
