It takes trial and error, failing and correcting, eating crap than having to get back up, but the best part is if your in it to really win it, than everything will just be a learning experience.

I'd focus more on the kitchen if either that or the bathroom.If you've never screened before, you can use a background and credit check platform through your local LL association or any number of online sites like cozy or smart move.A realtor/PM will most likely charge 1 month's rent to place.

Start with the basics as others have recommended: get an entry level job, see if you can do a related field even if its just cleaning up around a construction site.

But commercial properties often get into trouble because they don't use the correct glass (e.g. failing to use tempered glass for a storefront). 

If you real estate asset fails it'll take down your investment account with it.
