I'm glad you have taken your first step with the books and the podcasts.Like you, at the beginning of my investing career, all I wanted was cashflow; however, at the moment, with the rates as high as they are and the rents as low as they are (depending on which market, of course) cashflow could be an uphill battle that may seem insurmountable. 

A good Realtor/real estate agent should have tons of great contacts to share with you to help you get started in a new out of state environment.

I don't have a clear yes or no answer for you, but this thread caught my eye for a reason so I'll share my experience.Right out of high school in 2005 I got my real estate license.

Alpha flow is Nav Athwals original partner at realty shares and I believe their model is pretty much identical to Peer st..
