Depreciation can be applied not only to the property but also to fixtures, such as air conditioners, so if those fixtures are also new, the tax savings can be even greater.On the other hand, used property does not provide the same tax savings as new property because many years have passed since it was built, so it's useful life may be less, or in some cases, almost zero.

Then in any good property management software with accounting, you simply create the monthly invoice (for servicing the debt) and then mark that invoice as recurring for the duration of the loan.

To my surprise, they provided a quote for a 23% management fee per month rent, which includes a one-year rent guarantee (regardless of whether tenants pay or not) and a maintenance credit of 2.5k per year.I must admit, I was taken aback by the figure.
