(that in itself was a challenge) -- I wanted the option to turn over vacant units myself, calls for over $200 in repairs (many want $400, which I find unacceptable), and definitely no extra services that I am required to use (in WA, I actually had to wade through so many management contracts that required me to get my carpets cleaned or my window blinds cleaned each year through their separate company, vacant or not).

Churches, hospitals, shopping all within 5 miles.One thing I don't like and would get quotes on is splitting up all the heat, air, and water and have them separately metered.rent $6875Laundry $350Advertising $75Insurance $125Management $700Maintenance $700Garbage $185Electric $565Gas $552Water $366Taxes $1060I could probably put down about $6,000-10,000, and would try to get the owner to finance the rest of the down payment.

Tenant gives us a bunch of 'reasons', he owed the IRS lots of money, his wife filed for divorce (I guess they were separated), wife wants alimony, he had to hire a lawyer, he's going to just file for bankruptcy, on and on.We find out he is also sub-leasing a room to another person who refused to give us her name or SSN, even after we told her we were not going to charge more, we just needed her information for insurance and legal reasons, she still refused.So we give him a week to come up with the rent, he can't so I served an eviction notice (his roomie then starts calling us and yelling at us that she paid him her part of the rent) and he says he can't be out in 3 days.

Perhaps try to estimate up-front renovations separately so you can include a more realistic monthly maintenance estimate.
