Hey All,The question I have for all you self managing landlords today is, does anyone have any good tips or tricks (I don't mean actually tricking your tenant) into a simple and stress free way of having them sign a new year lease with slight rent increase about 2.5% Ive been doing this for years now and Ive just come to the point where I'm tired of hearing the same old "Oh well we are going to probably be moving" or "This is broke, I need a new stove, bathroom, car..."

Thanks all for your replies, @Ryan Dossey yes we were under contract and then a neighbor came to the house while they were doing the inspection and lied about the flood history of the house and told them it was flooded three times of course they just ran away.I know she is lying about at least one flood (Tax day in Houston) as I was the owner at that time and the house did not flood. the earlier one (Memorial day) I'm not sure because I bought it from a wholeseller and I didn't see any signs that says it was flooded.I pulled the FEMA claims history of the house and it shows only the flood of Harvey.No the advise I really want is on how to stop this neighbor from coming into my house.

The problem is, if they haven't signed up yet, many of those programs have months-long or even years-long waiting lists.Bottom line though is they cannot stay in your property rent free.

Commercial brokers typically do not have time to be bombarded by questions when in a transaction just so someone not buying can get (trained up).Reminds me of a car audio business sign I saw one time hanging in the front door decades ago.
