The benefit to being on your side of the table is you can explore multiple markets...it's really about networking and finding a local firm/agent that works with investors (and invests themselves- critical)...to be honest, your agent should provide every connection you need to get your deals done...from start to finish...the agent is the center of your investing universe...no need to seek out other connections, really.And despite a general discontent for wholesalers, top tier investor agents follow the wholesale market and do a portion of their business off-market.

People in bankruptcy are afforded protections and if you don't follow those protections the penalty is often far worse then anything else.  

Some lenders will put a early payoff penalty in so I would make sure you get one without.

That's why it's important to seek out a lawyer with a good sense of Covid regulations in your state/city, and then you can go from there. 

It's a conventional guideline.As others have said, a DSCR loan would work for you and in some cases, you can pay it as a 15 year to pay it down faster, but be mindful of the prepayment penalties.

I find a lot of sellers who aren't serious investors tend to just 'ballpark' what they make, which can be a bit aggravating for clients that seek in depth info.
