A lease for a (1) year period; utility bills with the students name & address; a NC State ID, or Driver's License; a College Parking Permit (Record); all may be potential proofs of  qualification.

But I will say commercial due diligence follows much the same routine.

Hi everyone.I've been asked to partner on a flip in the Morgan Park/West Pullman area of Chicago.

Private transaction(e.g. father sold to son) or county erroneously recorded only 1 of the two owners and split the value.Appraiser needs to find at least two comps similar in size, age and style and sold recently and need to compare with listing price in the similar ball park.

It was a hot neighborhood and I had looked around the neighborhood and noticed a lot of nice homes still using carports or outside parking so I didn't consider the garage as crucial.

We started out doing our events near Armitage/90 and while I knew a restaurant owner over there who gave me free space, people complained about parking and access.  

Thinking it was a routine eviction (we had probably done one every two years for the past decade) we went into court.

I now have to provide the routine documents (W-2s, pay stubs, tax returns ect...)

That said, finding these areas has proven challenging.We're primarily interested in multi-family properties but have also researched turn key single family properties, vacation rentals, and even mobile home parks.  

Or do you look for Multi-family or Apartment Complexes or Trailer Parks or Shopping Malls etc?
