Private transaction(e.g. father sold to son) or county erroneously recorded only 1 of the two owners and split the value.Appraiser needs to find at least two comps similar in size, age and style and sold recently and need to compare with listing price in the similar ball park.

It was a hot neighborhood and I had looked around the neighborhood and noticed a lot of nice homes still using carports or outside parking so I didn't consider the garage as crucial.
