My monthly interest on the loan is $819, property taxes $272/month, and from there add in maintenance, insurance, cap ex, etc. you can find them….

@Kevin Zhang your post didn't state you wanted a PMC to manage the property for you, just get it rent ready.Most PMCs won't do maintenance on properties they don't manage, so you may want to clarify specifically what you are looking for...

I'd run the numbers and compare them to your short and long term goes.Calculate how much rent you could increase over the next 5-10 years, same with inflation.What's your ROI now vs in 5 years with how much maintenance and other misc purchases you'll have to make.

I would rather go to the 60-unit building and have three times the maintenance because the 60-unit building is like owning a gold mine and when you have already done the math you have that great feeling and you know by doing the math that any amount of maintenance is insignificant.
