The occupancy is an issue, but the bigger issues are the condition of the property, the short term renters and lack of any skin in the game from the borrower.Most lenders I know would want to see the 20% come from the borrower, not the seller. 

Casino's have shut the buffets closed most of the shows. cancelled NHL games on and on.. so curious what you would do for a great tenant in a tough spot ? 

And of course, if some homes are reducing prices to try to sell before things get worse, some buyers may just wait on the sidelines and see how low prices can go.Also, I've been a bit skeptical of the "underpricing" model because it requires the buyer to play a bit of a guessing game.

Since ive been listening to lota of pod casts  and webinars on BP it hust didnt feel right this early in the game.

Willing to leave $150-200K of meat on the bones and let someone else wait for the fill up...I've done all the hard work...now its just a waiting game.

Do you plan to rig some fastener to the metal jacket and then connect that to the device ground?

If your cashflow doesn’t include those numbers you are just playing the appreciation game.
