Cash flow is not the greatest but the rents are under market right now and the tenants have been there for 2+ years so the vacancy rates are good and I should be able to raise rents when they move on (that $10 pet fee was ridiculously low).Appreciate your thoughts.

I am not sure what type of returns the investors are looking for after negotiations. 15-20% IRR is doable but I see angel groups, not even venture capital, demanding ridiculous returns.

Add to it the fact that there are a whole set of renovation issues up here in the great white north we're not used to, the fact that Marty, Manny and my trips will be relatively short (we both have little kids and other family/work responsibilities at home), and the fact that this will be a very large and complex renovation, and what we have is a ridiculous learning curve that is a GREAT REMINDER for what new investors go through every single day.
