Here's a '78 one we're trying to remodel right now:The roofs were a rolled metal material laid over a very lightweight and flimsy 1x2 and 2x2 truss system that was extremely fragile and vulnerable to damage from falling tree branches, hail, and if a repair man didn't know how to walk on them the trusses were easily broken. 

If this is your only intended investment and you have plenty of funds to live, then I can see you letting this ride.  

For example, recently had claim on house for hail damage to roof.  

My main concern is future rent and house prices dropping to turn me upside down in 2 assets as opposed to riding it out with one.

You don't need a fat wallet, which means you don't need tons of money, to get started in real estate.Think of it like this: Imagine you're going to a big amusement park, and you want to ride all the cool rides.

And if your kid gets a full-ride to Stanford you've underutilized your capital to a huge degree.

Clark Brothers Roofing inspected the roof and noticed hail damage and missing tiles from wind damage which he advised should be covered by insurance.

It was quite a ride however learned A LOT!
