I'm getting my first property ready to rent and I was just wondering this myself.

Live in the converted garage and rent out the other rooms house that cover nearly all the mortgage.

We rehabbed the property and rented it out in first week of April.

It took me 2 years to decide that my tenants are not my friends and I can't get to know them, just in case they fall behind on paying rent. 

Both of them never pay rent and have no lease. 

Ask about if leases are month to month or annual and when they end, If they don't want to tell you their rents - assume them for them at a lower range and they'll correct you with what they do get in rents.Tell them your offer and if they're interested - scheduled to meet with them or leave them with your contact info through text so you can work an actual offer from there. 

It is rented out for $1050 per month.
