Looking for reliable contractors in Baltimore City and County to help estimate repairs on potential investments and to start work on renovating a property.

Hi everyone first time poster,A fellow worker and i have recently purchased a house, renovated and have it leased out.

Greetings from Milwaukee WI, I'm currently renovating my 2nd duplex in SE Milwaukee (Bay view) The 1st I sold off the to get something bigger & better.

I see two ways to calculate my investment:1) Historical approach - the amount of the original downpayment plus renovation costs and 2) Present status - the value/equity that is tied up, but would reap if I sold it. 

Growing up, my family's favorite decor was "renovation."

Does anyone have any advice on the following plan:  buy a nice (but outdated) single-family home, rent it out for a while, then do a renovation to sell? 

It could be a move in ready property or one you pick up, renovate, then house hack.  

I'm an accountant by profession and my father is a retired carpenter/contractor so I'm hoping to learn as much as I can from him to save money on renovations while I'm blessed to still have him here with me.I look forward to interacting with everyone on BP Forums.  

We found one that has just been completely renovated (absolutely everything) and is extremely nice.

Both have gone through extensive renovations.
