Hearing your story reminds me of the one from 2015, where I spent an extra $2,000 on drainage due to the 2' of water in the basement when I bought the house.

Remind them if they are isolating that they should not be using common areas. 

I gave them within 30 days of move-in to do so, it's been 60 with multiple reminders, and they argue now that that amount is unreasonable.

Remind her you following the lease and that she agreed to and her wanting to move out due to her bf is her issue not yours. 

that did remind me of when i did sub too stuff.. if owner had a heloc had to be careful you took property sub too next day they evergreened the heloc LOL  ouch..

Treat them as partners in your rehab, not someone to go around.I don't remember who said this, but if you try to play cat and mouse with these people, you are going to be reminded very quickly just who is the mouse.

We reminded her it was her duty to present written offers. 

My mom is still storing the stuff that belongs to my grandmother she hasn't been able to part with, so it's a good reminder. 

I’m thinking along the lines of removing personal items for mowing services, a reminder about trash/debris/lawn item pick up.
