I believe the best reason is economies of scale which is incorporated into several aspects of aprtment buildings such as:Management, repairs/maintenance, loan (one loan, multiple doors), utilities, etc.Also, if you lose 3 tenants in a 50 unit building, you just lost only 6% of your tenants, if you lose just one in an SFR, you are 100% vacant.The second best reason is forced appreciation.

That is a given, that every strategy, every method or that every aspect of RE will be compliant in all 50 states or even accepted practice in all places.So your exception would be possible if you had a RE license, is that what you're saying?

I would certainly have a long list on my due diligence aspects if I were overseas and could not inspect the property, the location, see comps and understand the market.
