You may be able to find a shop that sells refurbished front load stackable units with a warranty through a local REI club or on Craigslist.

It doesn't need to be acrimonious, or vengeful, but the fact that they have taken it upon themselves to pay 75% at the beginning of the month, the remainder 20 days in, and feel that they are absolved of the late fee is not the hallmark of a good tenant. 

It is most definitely a desirable area: there are new shopping centers (built this year), gas stations and other housing plans being built within a mile. 

My goal for a while has been to diversify my investment portfolio with real estate, I just have never pulled the trigger (also had to pay off the remainder of my debt).I found this site while 'fact finding' in order to really develop a strategy for when I return.

This may come with a small charge though so certainly look into it and shop around.
