I recommend you learn how to find properties off-market and drum up your own deals so you aren't fighting for scraps.

I would talk to property managers or realtors in your area and ask them what neighborhoods or zip codes they would recommend.

I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.
