So I never paid attention to any of those "rules"...And 2,5k per month on 500k investment is just a poor yield talking generally... but in a very expensive market it can be a good deal if there is also appreciation on that property.

If so, given that this is an incredibly desirable place to live with continued growth/development prospects, I would not pay too much attention to day 1 "cash flow" (as would be an important factor in, say, Monroe MI or some dying industrial place like that).
