A lot of time and money goes into test preparation and licensing.

I'm calling a tired landlord list, and I've seen a few times that landlords want to sell their rental properties because they're tired.

Is the holding period calculated from the purchase date to the sale date?

I'm sure he's expecting me to come back and negotiate something more but we are both very new at this and I have no idea what would be an appropriate value for the risk and the time my money would be tied up in this. 

Maybe that is why the general rule of thumb is MTRs are 1.5 times the cost of LTRs

My rent is $2,350/mo (I could probably get more but I want it to move quickly) and it is in a gated community - just to give you a sense of they type of property it is and maybe what type of expectations a renter may have for what they are paying for that rent.

All three are great services, very similar in what they do and all seem to add more services all the time.
