We want to start small and get our feet wet and eventually work our way up the ladder properly without getting in too far over our heads.  

Nothing better than catching a possible very difficult tenant/landlord relationship at the front door and dealing with it properly.

They ran the loan like a personal loan, and in the end, the loan was made to two of the four members with the LLC guaranting the loan and executing the security interest.

  :)    Luckily the demand for rentals is just as heavy so rent has been increasing as well.  2 Bedroom houses that used to rent for 650 are now renting for 850 with the proper renovations.  

For all the RE marketing ninjas out there, I'd assume the response would be that deal flow is greater than capacity/desire to execute the rehabs/flips.

If someone was going to move from California and learn a market in which to execute the BRRR method, why is your market the best? 

Glad you are eager to learn all about that process it will probably serve you for many years to know how to conduct a proper due diligence on any property.

Will you be using a DSLR type camera, or a more traditional video camera with proper mic inputs?

I've learned that you get what you pay for and many people are not properly protected when they set up their own LLC.
