I personally think the loan product is fine, but you need a bullet proof estimate from a contractor who understands how the process works.

Now I don't think this is going to happen this go around I think 6 months to 9 months will bring that product back.but for the short term you may have to just bite the bullet there are plenty of lenders that will do these at 5 to 10 points and 8 to 10% interest for 5 to 10 years.. not optimum but better than a foreclosure.

Its the 203k loan option product that is frozen because of COVID-19.You need to look at the various loan products and find the best one for you...As in investor, you shouldn't be worried so much as getting the sellers "top dollar."

It seems that any investment that does not create "ordinary income" would be ok (for example - need to avoid fix n flip, wholesaling, and anything that sells a product).
