If you find a good deal you should t have too much trouble finding money partners.

I'm not saying to not get it replaced, all I'm suggesting is, replacing it is a lot of money out of pocket right now when you could reinvesting that on more income producing properties.

So your $500k of equity can produce $18k of cash flow a year at a whopping 3.6% ROE?

I think that's a great place to start to see where you're having trouble.

I prefer older books that are packed full of practical information and not written with the intent of producing ten spin-offs or sequals. 

The money saved and equity earned on this property is what I will use to invest in an income producing property in the future, or perhaps I will move out in a year or whatever with my owner-occupy rate details is acceptable and rent out the entire house.Has anyone done something like this?

@Diana Lugala Hi Diana, I’m not sure if you are on Instagram, but there a couple of investors that I follow that produce a lot of content/mention what to look for as a real estate investor and are transparent with how they make their money.
