@Scott KimberlyThe good news is that the underwriting on larger deals tend to rely on numbers that are a bit more sound and have a longer track record (larger units are almost always operated & sold like a business, so good records are easier to produce).

I'd suggest doing minimum payment on the student loans and doing everything you can to get into an investment property now, except in 2 cases:You are buying a non-income producing property - A personal residence is not as much of an asset as many would have you believe.
