@Scott KimberlyThe good news is that the underwriting on larger deals tend to rely on numbers that are a bit more sound and have a longer track record (larger units are almost always operated & sold like a business, so good records are easier to produce).

Most of the manufacturers you can only use their thermostat and their "smart" thermostats aren't typically that great.Pay attention to condensate (the water produced by the units inside and out).

I'd suggest doing minimum payment on the student loans and doing everything you can to get into an investment property now, except in 2 cases:You are buying a non-income producing property - A personal residence is not as much of an asset as many would have you believe.
